Free Building Assessment

Free building assessment + a board-ready report sample

We camera representative stacks, document conditions, and deliver a report your board can act on — engineering-grade findings, phasing options, and budget ranges your reserve study can absorb. Already had lining installed? Our CIPP compliance audit — camera inspection plus a $650 board-ready report — documents whether it was installed to code before your milestone inspection asks. Request the assessment and download a sample report to see exactly what you’ll receive.

The SB 4-D Clock

Florida’s post-Surfside law put teeth into building maintenance: milestone inspections and SIRS reserve studies now force associations to document — and fund — the condition of original plumbing. Roughly a million older tri-county units are affected; in Deerfield Beach alone, a third of housing sits in 20+-unit buildings of exactly the vintage where cast iron stacks fail.

The specialists who used to handle this work have thinned out — the largest residential lining firm exited single-family and boards now compete for licensed capacity. A full-service plumbing contractor with construction-division history and the Picote Brush Coating system is what that vacuum looks for.

And a newer problem is surfacing: buildings that lined stacks years ago are discovering gapped, wrinkled, or slope-defective liners as milestone inspections catch up. Thousands of units are affected, and almost nobody audits this work. Our CIPP compliance audit — camera inspection plus a $650 board-ready report — answers “was our lining installed to code?” with evidence.

Frequently Asked Questions

Do residents have to move out?

No — that’s the point of lining. Work proceeds stack by stack through existing access points, with scheduled water-off windows of hours, not days, and units re-occupied every evening.

Will this satisfy our SIRS / milestone inspection?

The closeout package documents rehabilitated lines with verification footage and warranties — exactly the evidence reserve studies and inspectors look for. Your engineer can review the ASTM compliance directly.

We’re a property manager / commercial owner, not a condo board. Same process?

Yes — and often faster, since there’s no board vote. Restaurants, retail, offices, and multifamily portfolios get the same assessment, phasing, and documentation, scheduled around business hours with COIs issued to the owner.

Our building already lined its pipes. Why audit it?

Because milestone inspections are now checking, and gapped or slope-defective liners are common in older installs. The $650 audit gives you camera evidence and a formatted report either way: a clean bill your board can file, or documented findings with a scoped fix — before the inspection makes it urgent.

Can you take over our backflow testing too?

One vendor, one visit, every backflow on the property — domestic, irrigation, and fire — tested, filed, and on an annual schedule. As a Licensed Fire Protection Contractor (FPC26-000047) we cover the fire line assemblies most plumbers legally can’t, so you stop splitting the work between a plumber and a fire protection company.

How do boards typically fund it?

Phasing is the lever: assessments spread across tiers and budget years, aligned to the reserve schedule. The free assessment gives your board the ranges to plan with before any commitment.

Can you handle buildings, not just houses?

Building work is in the company’s bones — Kyle Plumbing ran construction-division projects for decades before the residential service expansion, and roughly half its history is commercial. References available for the board packet.
